Rules and Regulations

1: Noise |
Care must be exercised about making loud noises of any kind including musical instruments, amplifiers, televisions and radios. The State of Delaware noise ordinance prohibits noise after 11 PM. |
2: Vehicles |
Parking is permitted in the numbered space assigned to each unit and in unmarked parking spaces. Mobile homes, campers, boats, trailers and commercial trucks are not permitted. Storing bulk items overnight in open trucks or trailers is not permitted. All vehicles must display a valid license plate and a Mallard Lakes sticker. Maintenance or repair of vehicles on Mallard Lakes property is prohibited. |
3. Trash |
Trash is to be tied in plastic garbage bags and deposited in the dumpsters. Bulk items such as furniture, bedding or appliances are only allowed in the Spring and Fall when a special dumpster will be provided. Contractors are not permitted to use the Mallard Lakes dumpsters. |
4: Outside Hanging Of Personal |
Clothing, bedding, towels, or other items should not be hung on the outside of any unit, including the use of clotheslines. “For Sale” signs can be placed in the upstairs window or front door only. |
5. Gas or Charcoal Grills Are Prohibited. |

6. Watercraft In The Lakes |
Only watercraft that can be hand carried are allowed. All watercraft must be removed from the lakes and stored in the unit when not in use. Motors of any kind are prohibited. |
7. Personal Yard Sales Are Prohibited |

8. Amenity Passes |
Owners must present their identification card to use any of the amenities-swimming pools, tennis, basketball, volleyball and shuffleboard courts. Owners ID cards can admit 8 persons in one unit to use the amenities. Seasonal renters must purchase a weekly pass at a cost of $75.00 which admits 6 persons only. Full time renters may purchase a yearly pass at a cost of $100.00 which also admits 6 persons |
9. Use Of Amenities |
Bikes, scooters, skateboards and roller blades are prohibited on all court areas to prevent damage to the surfaces. All facilities are to be used for the purpose intended and the posted rules adhered to. |
10. Curfew |
Is in effect at 11 p.m. for persons under 18 years of age. |
11. Pets |
Owners are restricted to 2 pets per unit. Renters are not allowed to have pets. Dogs must be on a leash and may not be tied outside the unit. Solid waste must be promptly cleaned up by the pet’s owner. |
12. Damage To Condominium |
Any damage to the common elements or equipment caused by any unit owner, family member, guest or tenant shall be the responsibility of the unit owner. |
13. Feeding of Ducks, Geese Or Other Wildlife Is Prohibited. |

14. Firewood |
May only be stored between the units numbered parking space and the grass, October 1st thru May 15th. |

VIOLATION FINE SCHEDULEAS OF OCTOBER 2007
The Mallard Lakes Council has established the following fine schedule for Mallard Lakes, effective April 1, 2007. Failure to pay fines will result in loss of Amenity privileges and may result in collection proceedings. Owners are responsible for any fines levied on renters.
Vehicle Violations - Illegally parked vehicles, including boats, trailers and commercial vehicles; vehicles without a current Mallard Lakes parking sticker or Visitor’s pass or a current state license plate/registration.
1st Violation Warning
2nd Violation $25 fine with a notice vehicle may be towed if not
moved within the time specified in the notice.
3rd Violation $100 fine and vehicle may be towed.
Property/Pool Violations - Unauthorized or after-hours entry into pool areas, or vandalism of pool property or any other Mallard Lakes property.
1st Violation $250 fine plus damages, with the possibility of civil
and/or criminal prosecution.
Skateboarding - Use of skateboards prohibited on Mallard Lakes property
1st Violation Warning
2nd Violation $25 fine
Subsequent Violations $50 fine
Use of, Gas or Charcoal Grills – Strictly prohibited except for community grills located in the beach area by the main pool.
1st Violation $250 fine
Subsequent Violations $500 fine
LEAVING FURNITURE, BEDDING OR APPLIANCES BY DUMPSTER- Unit owner subject to pick-up and disposal charges
All other violations – Excessive noise, etc.
1st Violation Warning
2nd Violation $25 fine with letter
3rd Violation $250 fine
PET OWNERS – Not cleaning up after your pet.
1st Violation $100 fine
Subsequent Fine $250 fine
